The property is situated in the Tarn & Garonne just over the NE border of the Gers, in the beautiful area known as the Lomagne. It is on the edge of a village, private but not isolated, and is surrounded by some amazing countryside with superb views, including the Pyrenees, given the right conditions. It is about 4kms to the nearest shops and 15kms to the market town of Beaumont de Lomagne. It is 20mins to the Bordeaux - Toulouse motorway and Toulouse airport is 1 hour.
Accomodation: This is a really sweet little cottage full of charm and character. The house, formerly a fermette (single storey farmhouse), is a strange shape due to the fact that there was once more of it! An old picture exists showing a structure – possibly a barn or stable - attached on the left, thus making a better balance of form, and there is evidence of this on the left hand wall. There is no reason, therefore, why this could not be rebuilt for extra accommodation. There is also attic space where an extra bedroom and bathroom could be made. There is mains water, electricity, and a fosse septique. The roof is in good condition. The current owners have done some very sympathetic renovation work and the cottage is immediately habitable and is very smart in appearance. The main façade faces south and has a covered terrace which needs tiling. The main entrance goes into a spacious sitting room 30m2 which has some beautiful, large tomettes (terracotta tiles) on the floor. The large fireplace has a wood-burning stove; there is a beamed ceiling and there are French windows to the east side. An archway goes to the dining kitchen 15m2, attractively tiled, and with good quality fitted cupboards. More French windows lead to the east side. Down a small corridor is a double bedroom facing south. There is a separate WC and a good sized bathroom. These need updating as regards style but are spotlessly clean and usable.
