This fantastic property sits on its own, but just 1.5kms from the small town of La Trimouille where there is a good selection of amenities, including a bank, a mini supermarket, bakers, a paper shop/tabac, the obligatory hairdressers and several bar restaurants.
The property itself has been used until recently as an equestrian property and it would really suit someone with their own horses or who perhaps breeds them. The buildings here really are outstanding and were built in the 18th Century. On the ground floor of the house there is a tiled entrance hall (21m²), a master bedroom (36m²) with huge fitted wardrobes and an en-suite shower room (17m²) with shower, 2 basins, a toilet and fitted cupboards and laundry drawers, a tiled living room (45m²) with a beautiful stone Louis XVI fireplace and old cupboards, a tiled dining room (21m²), a tiled, fitted kitchen (16m²) equipped with an oven, hob, extractor, dish washer and fridge freezer, a tiled laundry room/pantry (10m²) equipped with a chest freezer, and a toilet. There is also a boiler room accessed by an external door. On the first floor there 2 bedrooms (21 and 30m²), a room with plumbing in place for a bathroom (6m²), and an enormous attic space (100m²). Upstairs all the floors are oak boards and there are exposed oak beams throughout.
Opposite the house in a ‘U’ shape are the outbuildings - essentially 2 ‘L’ shaped buildings joined by a very impressive entrance arch. To the left there are 450m² comprising of: a cool store room, a room housing the fuel tank for the heating system, a barn with the traditional stalls either side, a further huge open barn and 3 loose boxes (18, 27 and 32m²). To the right there are 500m² and this is completely open at the moment. The current owner had started work to turn part of this into an indoor school and had plans for more loose boxes, a grooming area, a space for the farrier and an office for the business, but has got no further than clearing out the old stone animal food troughs that were in the building and levelling the floor.
Attached to the property are almost 11 acres of land (4.36 hectares) – most of which is given over to grazing. Behind the house is a fenced off area with a terrace that is the garden, the rest is fields that are all fenced off with electric tape that will be staying. There is also a large pond in a small area of woodland. This is a stunning property with huge outbuildings and lots of potential. The land is gently undulating and the views are far reaching.
