A beautiful detached farmhouse for sale on 2 acres of land in Trayes, Deux-Sevres.

There are two outbuildings attached to the house and a further three outbuildings away from the house. Fruit trees and two large oak trees are on the land.

If you are looking at the house, the hamlet consists of two houses at the front. The house for sale is the house on the right and the house on the left is a horse riding school. There are two more houses at the end of the no-through road and a couple of outbuildings are currently being renovated by the owners.
The neighbours are friendly and have always helped me when needed as I normally there on my own and especially as my French is not that good.
The road at the front of the house to get to the hamlet is very quite with traffic of about 5 cars a day.

Very idyllic and peaceful location, yet only 10 minutes drive to local town of Secondigny, with supermarket, florist, bakeries etc.
Other nearby towns are Absie, Moncoutant and largest town being Parthenay.
Nearest airport is Poitiers or La Rochelle with Ryanair (approx 45 minutes drive).
The house for sale is part renovated and habitable, giving scope to renovate to your own style.

The house consists of:

GROUND FLOOR:
- Two doors at the front of the house. First door goes into the large living area. Second door take you to the hallway where the stairs are for the upstairs and cellar. End of hallway there is the bathroom and back door.
- 1 large living area, dining area and kitchen. Room is about 10m long by 5m deep.
- Separate living area (either another lounge or bedroom). Room is about 4.5m long by 5m deep
- Bathroom. White small bath and white sink in one room. Separate room for white WC. I was going to knock these walls down and push the existing wall out to make the room larger to 4m long by 2m deep.
- Stairs leading down to cellar.
- Stairs leading up to the bedrooms.
- One door at the back of the house which takes you into one of the attached outbuildings.

CELLAR:
- The cellar is directly below the large living area. Room is about 6m long by 5m deep.

UPSTAIRS:
- Large landing with brand new hand made wooden banister.
- Three double bedrooms. Painted neutral.
- Store room
I was going to re-design upstairs which can easily fit four double bedrooms and an en-suite to the master. The ceilings of all bedrooms and landing would be up into the beams.

OTHER:
- Original parquet wood flooring throughout.
- Plain stone floor in hallway and bathroom / back door.
- The house has electric but needs re-wiring downstairs only. The electric board is currently in the spare room downstairs, which is in the process of being moved to the hallway.
- The house has well water but mains water can be connected as the hamlet already has mains water to the other houses. It would cost 1500 euros for the water company to bring the water pipes to the front of the house, which was confirmed to me in a quote by them.
I currently use the well water and I have a hot water tank in the house for my shower.
- Brand new septic tank and outside drains. I installed a larger septic tank as I was planning to renovate the outbuildings and budgeted extra for this. The cost came to 8000 euros and has been approved by local authority. I have all the paperwork.
- The roof was fixed 2 years ago so the house is dry.
- There is no kitchen sink (only cupboards, oven etc is in place). All the pipes outside are ready to install the sink / connect to mains water.
- There are only electric heaters in the bedrooms with insulation in the partition walls / ceilings.
- No insulation on the landing or in store room, though can be added. If redesigning to make better use of the space, then it can be done at that time instead.
- The two fireplaces downstairs need to be fixed and I have a quote for this to make them into wood burning fireplaces.
- All window shutters are working.

The house is for sale with estate agents but if I can sell the house without going via an estate agent I can be a bit more flexible on offers.
