Very large converted wine making cave on 2 floors for sale. 192 sq metres on 1st floor, 110 sq metres available on ground floor. Cave is built into slope so 1st floor has South facing ground level access at front, with access to rear for ground floor garage as well as car port.

The land is made up of 2 plots on the Cadastre, each of about 900 sq metres. (the boundaries have been defined by survey). The house sits on one plot, and the other has a 9 x 4 m swimming pool, boulrs court and « garden ». There are two terraces accessed directly from the house. One facing east, and the other North West. This also gives access to the ground level and is over a large well which we use to fill the pool and water the garden. There is also a terrace by the pool which faces South.
The roof and floor (block and beam) renovation was carried out by a French builder, the electrics by a French electricians, all approved before connection by EDF, and the rest of the work by us.
Heating is by a wood burning range and an eco friendly pellet stove in the living area, with electric fires in the bedrooms and bathrooms.
The house is on the edge of a small village of approximately 350 population with boulangerie and Post Office. Supermarkets and all other shops are 5 km away in Trebes, with markets in Carcassonne just 20 minutes away. (Tues, Thurs and Sat). ADSL is available in the village and we have satellite TV.
Carcassonne is famed for its 12C castle, and the area is hugely influenced by the Cathars. The Canal du Midi is accessible at Trebes, the Med is about 50 minutes away by autoroute, with skiing in the Pyrenees and access to Spain about 90 minutes.
The area can be reached by air via Carcassonne, Toulouse or Montpellier airports, or via Girona (Barcelona).
