Situated in a small village about 3.5km from Mamers, a small town with all facilities. Hospital, doctors, excellent dental practice, theatre/cinema, cultural centre, supermarkets, swimming pool etc.

Our village, despite having only 125 or so inhabitants, is lucky enough to have a bar/tabac/dry goods store. It also boasts a microlight flying club with hangar space.
There is also the mairie. Our mayor is also the sub prefect of the department, is chairman of the department's transport council and also a senator in Paris. He is therefore in a position to get things done here. Last year the village street and parking areas in the "bourg" (village centre) were beautified with granite setts lining the street and new flower beds and planting. The year before, the water treatment plant was extended and we are now on mains drainage.

Our house was built around 1972 and completely modernised by us in 2004. The house has an open plan living space (60m2) including modern fitted kitchen. There are two bedrooms each with its own en-suite,each with shower, toilet and washbasin. There is also a large office (27m2), cellar and small utility room.

The house is double-glazed with the exception of two small windows in the second bedroom and its shower room. Window frames and shutters are in hardwood. The main living area is air conditioned. There is a large (6 metres wide) sun awning over the tiled terrace

The house is to be sold part furnished and there is a lot of built in floor to ceiling storage space enclosed within sliding doors.

A new all electric central heating boiler was installed 2 years ago along with a water heater which takes advantage of cheaper overnight electricity, The mains water is perfectly safe to drink. By the way our plumber lives two doors away!

We still have a LP Gas cistern which is 18% full. The gas is now only used for kitchen hob unit and we calculate that the remaining gas will last for another 4 or 5 years. In 2008 when we changed to electric central heating is was 20% full!

There is a Sky/Freesat dish with 3 separate feeds

The house comes with over 5 acres of gardens, orchard (with several varieties of apples and pears, plums, cherries, peaches, figs, grapes, raspberries, strawberries, black and red currants and gooseberries), woodland and meadow, on there are 4 ponds, two of which are stocked with carp. There is ample level space for a full size tennis court. A small stream flows through the property, the waters of which eventually end up in the Loire.

There is a range of workshops/garages with space for 6 cars. A 12 month old 17.5hp ride-on mower with a 42" cut is included in the sale.

We are 25 minutes from Alençon, 40 minutes from Le Mans, 80 minutes from Tours Airport (Ryanair fly to Stansted from there), 100 minutes from the ferry at Caen and 120 minutes by road from Paris.
