This impressive 19th century town house lies in the old part of Luçon, a small and quiet town of 10000 inhabitants. All shops and other commodities are within walking distance. Luçon has all you need: Cinema, theatre, shops and malls, markets, cathedral...and is only 20 minutes away from the Vendées famous flat and endless beaches. Perfect for children. The countryside around Luçon is flat, so going to the beach by bike is no problem.
The house is on a quiet street with hardly any traffic and its garden is surrounded by an old stone wall of over 2m 50 height! Noone can see in. All main rooms have been recently renovated with good taste. On the ground and the first floor all windows have been replaced recently, keeping their old "look" but bearing modern comfort.
Groud floor:
Spacious entrance hall with dark wooden staircase and wall paneling. Double door to the left of entrance leading to a very big billard room (playroom, televisionroom, partyroom etc..) with its original wooden flooring. (Could be converted into one or even two extra bedrooms.) Single door to the right of entrance leading to living and dining room en suite, and WC. There is a terracotta couloured tiled floor, some remains of old stone walls nicely preserved and a perfectly functioning fireplace. A doorway leads to the fully equiped kitchen with cherry wood fronts and anthracite gray worktops. Theres more than enough space for a kitchen table there. Another door at the end of the kitchen leads to wash room and conservatory * ( see garden below).
First floor: Open, bright landing with doorway to the right leading to 2 reasonably large bedrooms with parquet floors and a dressing room joined by a corridor. To the left of the landing a door leads to the upstairs WC and two more bed rooms, and bathroom ( renovated). One of the bedrooms has its original wooden floor lining and a dressing room en suite. The other room's floor has been covered with carpet, but it may be removed easily. Both bedrooms have their original fireplaces. Theres another room not yet renovated which used to be a bathroom. It's over 5 metres long and almost 3 metres wide and has an oval window at the end of it. Fantastic potential! It hasn't been used for many years and needs a complete renovation .
Second floor: Full size attic going over the entire surface of the house divided into 4 open spaces all doted with their original windows . The insulation has been put on the floor for the moment so that the lower floors are kept warm, but if one wanted to turn the attic into rooms the insulation of the roof would have to be finished first. Loads of potential for a further bedroom, atelier, playroom..you name it! One can properly stand up on almost the entire surface.
Garden:
Its a sweet little garden of approx: 350 m2 almost square with a little stone pavillon on one corner. It's mainly covered with a lawn, there are bushes, a palmtree and lots of planting space. It's orientated towards the south, so theres sun all afternoon. A small garden door enables one to leave the house from the garden side also. Theres a magnificent old conservatory * ( mentionned above) accessible from the kitchen and the garden which needs renovation but which has endless potential. It's flooded with sunlight all afternoon. For the moment the heater is placed in this room but it should really be turned into a conservatory or an atelier again.
Last, theres the garage, also in old stone like the house itself, which can hold 2 cars.
The house is heated with fuel ( fueltank in the garage ) and joined to the towns sewage system.
