PROPERTY DESCRIPTION
Beautiful old convent, in small hamlet, lovely peaceful setting, near to Rodez and airport

We are 40kms from Rodez, which has an airport with flights to Stansted and Paris and a main train station, with routes throughout the country and direct trains to Paris (including overnight sleepers). The convent makes a lovely home, has great potential for a Chambre D'hotel/B&B or potential for large or extended families. We are moving to New Zealand and the sale of this much-loved house is a reluctant one. The price of 350,000 Euro reflects our desire to sell reasonably quickly and is a very good price for a unique property such as this.

The convent dates to around the early 1800’s (the oldest part, the Sacristy, dates to around 900AD) and is a large house of approximately 500 square metres in total, with 3 living levels and then large cellars. Oak beamed throughout, it has a large south facing enclosed courtyard, a small south-facing garden to the side and another small area of garden to the other side of the house. There is the footprint of 2 cottages on the other side of the courtyard and scope to re-build these (possible Gites). There is also the ancient Sacristy, with stone domed ceiling. We also include a separate area of land a few minutes away.

The first two living levels are around 129 square metres space each, the top floor is around 120 square metres and the cellars total around 129 square metres.
Ground floor A large L shaped entrance hall, old oak staircase extending up to the top of the house, large lounge (with massive Inglenook fireplace) dining area, kitchen, small room off the lounge (used to be a toilet and can be again), 2nd good size living room with woodburner stove and fireplace, an office and a 2nd study.
1st Floor 6 double bedrooms (one still to be renovated). One bedroom has en-suite bathroom. There are also two shower room suites and one large bathroom suite, with separate dressing room. Two of the bedrooms have fireplaces. All completed bedrooms and 3 of the bath/shower rooms have windows and on all sides there are views of countryside.
Top floor A really stunning, completely open area, with a wealth of oak beams to the roof, with windows on all sides - perfect for further conversion. We had our wedding ceremony here, with around 70 guests.
Cellars There are 3 main cellars - two good size ones and one small one (perfect for a winecellar or sauna conversion). The largest cellar is large enough for conversion to a self-contained, 1 or 2 bedroom, apartment, with separate external entrance. Windows (small) on most sides. Below the kitchen is a further cellar, currently used as a washing room/utilities and workroom but which has a toilet plumbed in as well.

Good size south facing enclosed courtyard, with lovely view of the wooded side of the valley. There is a small (ish) south facing garden to one side of the house, a small area to the front of the house, with parking area and a further small garden area that runs round one side of the house. Also on this side, is the footprint of two cottages, which can be rebuilt for gites. Both gardens are overgrown at present. There is also the possibility of buying a large piece of land (or part thereof) next to the garden.

The house has been mostly renovated and is perfectly habitable - we have lived there, on and off for the last 5 years, including over winters. Most of the house has been re-plumbed and re-wired but there are still some small areas to be done. All of the windows will benefit from being replaced however, none of this would stop anyone from moving in immediately.

There are fireplaces in many rooms and electric heating points in the bedrooms. The external bedroom walls and most of the external dayroom walls have been insulated with natural insulation materials. There is a septic tank, mains water and mains electricity (tri-phase).

L'ancien couvent de 17 chambres est situé dans le charmant hameau de Marnhac, entouré de verdure, avec vue magnifique dans toutes les directions. Nous incluons également une zone séparée de la terre à quelques minutes.
