PROPERTY DESCRIPTION
Valros is a pretty village surrounded by miles of vineyards (wonderful walking, jogging, and biking country). The main square is shaded by ancient plane trees and there is an excellent general store providing everyday needs. The village also has a bar, a unisex hairdresser, a tabac, an hotel with restaurant, a boulangerie and loads of antique shops.

Nearby Pezenas was once the centre of French culture when the King came south and Molière played in one of the theatres. It is now full of antique shops, bookstores, restaurants, shops, as well as a large Saturday market, and supermarkets.

In another direction - the Mediterranean is 20 minutes away, with the fishing villages of Sete, Marseillan, and Meze, providing a host of fish restaurants. The beaches are clean, sandy and stretch for miles. Some are developed seaside towns, others offer vast stretches of uncrowded and undeveloped beaches.

The close access to the autoroute provides access to sights further afield such as Spain with the Dali museum in Figueras, or the cosmopolitan delights of museums, shops and nightlife at Montpellier.

ACCESS

Valros is within easy driving distance of International airports including- Beziers Cap d´Agde (15Mins) Montpellier (30 mins), Carcassonne (75 mins), Toulouse (2 hours) and Nimes and Perpignon (one hour). There are railway stations at Beziers (30 mins) and Montpellier (30 mins) and Agde with TGV connections to Paris and Lille.

The house is situated in a quiet pedestrianised area no more than 75 metres from the ancient church and centre of the town. Shops are no more than a minute away.

THE HOUSE

The house, part of the ancient village and formally a bakery for three generations, has been completely refurbished to a high standard. Care has been taken to preserve rustic charm with modern living requirements. The roof and fabric of the building are in excellent order and the outside of the house has recently been repainted.

All the windows in the house have been replaced with hardwood double glazed units.

Heating is by electric convection heaters throughout.

The entire electrical and plumbing systems are new and fully guaranteed.

The house has three faces, the front opening to a small communal outside space with tree, shrubs and sitting area. There is no objection to the use of a BBQ or clothes drying in this courtyard, or in the impasse behind the house. The village is very clean and there is a good deal of civic pride so it is expected that the area is kept tidy.
