Located in the small village of Brehemont not far from Tours, it is only 5 minutes from the river Loire.
The house is built of the local Rufic stone, and is in need of renovation.
The property is a small one up and down house with another building attached to it and is about 34ft x 19ft overall.
It would make a nice kitchen diner and 1 bedroom, the barn should be big enough to make a mezzanine 2nd bedroom and a big lounge
There is no staircase between the 2 rooms and a door would need to be cut through to the barn.
The property stands in it own garden area of about 38ft x 29ft and has a plot at the side that is about 350ft x 35ft.
Aprox land area of 1400m2.
There are several options with it, it could be renovated as is and the side plot might be given planning for another house, or it could be knocked down and rebuilt long ways across the plot.
The basic condition is good, the biggest problem being the end wall, the footings have been undermined and the end wall is moving outwards, this can be taken down and rebuilt without to much problem.
The roof would have to be replaced but most of the wood might be usable
There is a kitchen of sorts, with a big fireplace.
There is electric and water in the house but this would have to be reconnected. It is also connected to the sewers and there is a well.
The village is not to big but seems to have most things, it is away from the crowds but not that far from Tours, the Loire valley is a tourist hotspot and the house would be great for renting out

La maison est construite de la pierre locale de Rufic, et a besoin de la rénovation.
La propriété est petite à travers la maison avec un autre bâtiment attaché à elle et est environ 34ft x 19ft en général.
Elle ferait un wagon-restaurant gentil de cuisine et 1 chambre à coucher, l'autre bâtiment devrait être assez grande pour faire une 2ème chambre à coucher de mezzanine et un grand salon
Il n'y a aucun escalier entre les 2 salles et une porte devrait être coupé à travers au bâtiment.
La propriété se tient dans elle possèdent le secteur de jardin environ de 38ft x de 29ft et ont une parcelle de terrain sur le côté qui est environ 350ft x 35ft.

Il y a plusieurs options avec lui, il pourrait être rénové de même qu'et la parcelle de terrain latérale pourrait être donnée la planification pour une autre maison, ou elle pourrait être démantelée et de longs chemins reconstruits à travers la parcelle de terrain.
L'état de base est ok, le plus grand problème étant le fond, les poses ont été minées et le mur monte, ceci peut être pris vers le bas et reconstruit en dehors à beaucoup de problème, et en haut le plancher commence à être un problème car la maison est vide et sa devenir humide.
Le toit devrait être remplacé mais la majeure partie du bois pourrait être utilisable
Il y a une cuisine des sortes, avec une grande cheminée.
Il y a électrique et l'eau dans la maison mais ceci devrait être rebranché. Il est également relié aux égouts et il y a un puits.
Le village n'est pas à grand mais semble avoir la plupart des choses, il est à partir des foules mais pas de celle loin des excursions, le Loire Valley est un point névralgique de touristes et la maison serait grande pour louer dehors
