Fractional ownership/shared ownership
You buy the freehold of the property with a team of other people like yourselves who wish to be a French property owner and benefit from the great way of life France has to offer. How
We have chosen 4 different properties in different locations in Brittany and The Charente Maritime.
You will become an owner on a 3, 4 or 8 ratio therefore giving you the maximum usage in the summer period of either 3, 2, or 1 weeks in July and August. The rest of the year will be shared as a ratio of your purchase.
The French Notaire will draw up the final deeds and you will own a share of the property (free hold) and this will be checked by a bilingual French avocat based in the UK. She will be able to assist you with the French inheritance Laws. If you choose not to come to France for the signatures, a Power of Attorney can be drawn up by the Avocat in the UK
Remember you own the property freehold and can sell your share at anytime with a profit. France has a high capital growth with regards to new build so you have a secured investment. Finance can be raised in France subject to status.
To get the ball moving you will sign an initial agreement and a 5% down payment is made to the Notaire. Again this document in certified by the Avocat before you sign. This opportunity to become a French property owner at a fraction of the price sells very quickly you will therefore not wait a long time for the pool to be filled.
All our properties are delivered ready to move into. The cost of the furniture is on top but will include everything down to the last teaspoon. (Prices to be communicated)

Management
Serem can manage the property for you. A bank account will be opened on your behalf with all the owners names on the account and details of the property. All bills will be paid by direct debit and our company will make sure with you that the account has enough money by requesting money on a monthly basis. The ongoing cost will be electricity, water, Taxe habitation, Taxe Fonciere. (These 2 taxes will be anywhere between 800 and 1400 Euros a year depending on the size and location of the property) If the property is an apartment a monthly charge is paid for the upkeep of the building. Every six months you will get the accounts. Again all the cost are shared.
At all times you will have direct access to the
bilingual management team.
