PROPERTY DESCRIPTION
This village house was originally two houses, the one on the left was built in the early 1800’s and then about 50 years later the right hand side was added as a shop premise. The house was built by the great grandfather, of the husband of the lady we bought the house from.We decided to convert it into one larger family home. Firstly we installed new double glazing throughout.
Starting at the top of the house, there is a possibility of a further 2 bedrooms in the grenier, ideal as children’s bedrooms, or perhaps a teenager’s bedroom and private lounge area, or an artists studio. They both have new electrics, a telephone line on one side, and new flooring in both rooms. It has new insulation and plaster boarded throughout.
Stairs lead down to a hallway, off which is the main bedroom level. It now has 1 large king size bedroom with en-suite shower room, and 1 double bedroom, and new bathroom with white bath, vanity sink unit and toilet suite.
From here is an original oak staircase leading down in to the lounge of 5sq mtr, with large log burner. Large windows front and back, and there is also planning permission is in place to replace what originally was the second front door into another window.
This leads in to the new kitchen, which has butchers block wood work tops , and is open plan, with space for a large dining room table seating 6/8 comfortably, with windows to the front and rear, this a lovely bright room. This also has a large wood burner.
This level of the house means you have an elevated view over the garden, and would look wonderful with patio doors leading onto a raised veranda added to the rear.
From the kitchen, there is a staircase leading down into the first of two large caves. The first has a small room in one corner which houses a toilet, and plumbing and electrics for a washing machine, and tumble dryer. There is a new 200ltr hot water tank.
This room could be made into a beautiful garden room, and has a large arched doorway which leads out onto a gravelled patio area. At the moment you have to enter the second cave from outside, but could have an internal doorway between the two caves knocked through quite easily.
The second cave is a good 5 sq mtr room, with tremendous scope for either a child’s play room, or a billiard/pool room, how about a Jacuzzi/sauna room, or a bar area, the possibilities are endless.
The garden is 800sq mtrs, and is tiered at the top by the house, leading down 2 steps onto a lawn area. The present owners have fenced it off across the width of the garden and keep chickens, geese, ducks, turkeys and two pygmy goats. At the bottom end of the garden are double gates leading to the rear lane. There is a single garage with new roof, and a small breeze block shed.
The garden has it’s own well, and also has pear, damson and hazelnut trees.
A swimming pool could be added to this property and still leave plenty of garden.
The village of Lathus St Rémy, is quite an unusual French village, in so much as although it’s rural, it boasts all your daily needs and more. 2 Bakers, a Spar shop with butchery department, Bank, post office, doctors, chemist, florist and haberdashery shop, a bar restaurant, bar tabac, ladies hair salon, gents barbers shop, petrol station, garage, timber merchants, animal feed merchants, and the local vintners for those special occasions. The village also has a re-cycling depot, a school, library, and a very good equestrian centre which frequently holds nationally participated horse shows, and for anyone who loves Canoeing or Kayaking, the river Gartempe has a great slalom course where regular competitions take place.
Lathus sits in beautiful countryside, and is in very easy, safe, walking of mile upon mile of quiet Chemin walks.
Travelling 15 minutes right out of the village, the next large town you come to is Le Dorat, which has several bars and restaurants, and a cinema, and a supermarket. Travelling 10 minutes the other way you reach the town of Montmorillon, more supermarkets and smaller shops, along with DIY shops.
Lathus is a friendly village, with French and English living harmoniously side by side.
